What Makes the Difference
-
THE PREPARATION
The right price sets the direction. How, when, and to whom the property is presented makes all the difference.
-
THE PRESENTATION
Photos, video, property details, going to market: every detail matters.
-
THE FOLLOW-UP
Consistent support, quick responses, and the same level of attention from start to finish.
THE METHOD
Our way of working
-
Property preparation and going to market
We start by valuing your property based on recent comparable properties and an analysis of the local market. Together, we then define the starting price, timeline, marketing channels, and negotiation margin. We also assess what should be repaired, tidied, enhanced with lighting, or left as is before going to market.
-
Marketing
Photos, floor plans, copy, portals, network: the property file is prepared and then published online.
-
Viewings
We arrive early, open up, air out, and prepare the property. Every viewing is carefully hosted.
-
Buyer qualification
Financing verified, project understood. You know who is viewing your property and in what context.
-
Negotiation
We stand behind a price we can justify and present every offer to you with the information you need to assess it.
-
Deed
Preliminary agreement, deadlines, notary, and suspensive conditions. We follow the process through to signing and remain available afterwards.
WHAT ACTUALLY MAKES A DIFFERENCE
From the Start
-
You meet the team that will directly handle your sale.
Experienced professionals who are available to provide clear answers and ensure consistent follow-up.
-
Every viewing is carefully prepared.
We are there before the buyer arrives to prepare the property and create the best possible viewing conditions, even when you are not there.
-
The price is discussed openly from the start.
If it needs to be adjusted, we explain why before the property goes on the market, with the information needed to understand the reasoning.

Frequently Asked Questions
Property title, EPC, planning information, the latest service charge statement if it is a co-owned property, floor plans if you have them, and proof of any work carried out. We will give you the full list at the first meeting and request anything that can be obtained on your behalf.
It depends on the property, the neighbourhood, and above all, the starting price. We give you a realistic timeframe from the valuation stage and explain what could make it shorter or longer.
Yes. The EPC certificate must be available before the property is put on the market, and its rating must appear in all advertising. We can arrange for an assessor to visit if you do not have one yet.
We work on an exclusive basis, and we explain why before asking you to commit: a property listed everywhere loses perceived value, and no one is truly responsible for the result. The duration is limited and agreed with you.
No, and this is probably the advice that costs us the most mandates. An overly high price costs you the first three weeks, when the property is seen by buyers who are already actively searching. In the end, you sell for less, and later.
YOUR PROJECT
Let’s talk about your project
Before talking about your property, let’s talk about your plans. We prefer to start by
listening to you over a coffee at District House or during an on-site meeting.
